Overview
Our team was appointed to deliver a comprehensive office refurbishment and mezzanine floor extension for Commercial in Cheltenham. The works were strategically planned across four distinct phases to minimise disruption and allow continued occupancy by the client’s staff. Each phase focused on delivering high-specification enhancements including structural, mechanical, electrical, and decorative elements tailored to Commercial’s workplace culture and growth.
Key Features:
4-Phase Delivery
Works were scheduled and executed in phases to accommodate the client's live working environment, with handovers following each stage. Phases 1 and 2 have now been successfully completed, with excellent feedback received from departmental heads.
Mezzanine Floor Extensions
Four mezzanine areas were constructed to increase the usable floor area, built with 38mm chipboard decking and exposed head sleeve anchor base plates. Each area was designed with a 4.8kN/m² loading capacity.
Fireproofing Upgrades
All new mezzanine structures were fitted with 1-hour fire-rated suspended ceilings, column casings, and perimeter facias.
Partitioning & Glazing
Over 110 linear metres of partitioning were removed, and new internal layouts installed using solid and glazed partitioning. Key spaces feature 1-hour fire-rated glazed infills with crittal-style banding and reeded manifestation for privacy and design continuity.
Kitchens & Coffee Points
New kitchenettes were created using Howdens Chalford units across multiple areas. The Hub Area Kitchen was fitted with integrated appliances, stainless steel sink and chrome tap, splashbacks, and composite worktops.
Zip Taps
Zip Taps were installed at key points across the workspace, offering both boiling and chilled water functionality.
Electrical & Data Infrastructure
Extensive strip-out and reconfiguration of power and data systems included:

60 floor boxes with integrated power and Cat 6 data points

Dedicated circuits for kitchens and appliances

Paxton Net2 access control installed to 12 doors

Feature and emergency lighting across all new zones
Audio Visual Installations
AV points, HDMI cables and power were provided in six new meeting rooms for wall-mounted screens and seamless connectivity.
Floor Finishes
Desso Fields carpet tiles were installed to the main office spaces, with Tarkett ID Inspiration vinyl flooring laid to kitchen and walkway areas after sub-floor preparation.

A number of bespoke finishes were delivered to reflect Commercial’s workplace identity, including:

Project Summary:
This project demonstrates our ability to deliver complex, high-quality fit-outs within occupied buildings. Through close coordination with the client and phased delivery, we’ve transformed their workspace while allowing day-to-day operations to continue. With two phases remaining, we look forward to continuing our partnership with Commercial and delivering the remainder of the project to the same high standards.
