Project Brief
We were appointed to deliver a comprehensive office refurbishment for Anaplan’s York office. The works involved stripping out existing features and completing a full CAT B fit-out to align with the client’s modern workspace requirements, incorporating bespoke joinery, partitioning, kitchen install, mechanical and electrical works, and floor coverings throughout.

Scope of Works
Preliminaries: Site management, health & safety, welfare setup, floor protection, waste removal.
Strip-Out & Alterations: Removal of tiered seating, ceilings, partitions, kitchen, cladding, and staircase. Reconfigurations and repairs as required.
Staircase Infill: Joist and ply infill to stair void, MF ceiling with fire-rated plasterboard, insulation, and raised access flooring.
Ceilings: MF plasterboard ceilings and bulkheads installed with access hatches for servicing.
Partitioning & Wall Cladding: Solid and twin stud partitions including a media wall, perimeter wall cladding with plywood pattressing, and acoustic mineral fibre quilt.
Glazed Partitioning: Frameless glass partitions with acoustic laminate glass, aluminium frames and Crittall-style banding. Includes doors, ironmongery and manifestations.
Acoustic Treatments: Foil-faced void baffles above partitions to improve room-to-room attenuation.
Decorating: Full emulsion to walls and ceilings, woodwork painting, and concrete slab painting where ceilings were removed.
Whiteboards: Installation of glass magnetic whiteboards to collaboration and meeting spaces.
Kitchen Installation: Howdens Clerkenwell Matt range units, integrated appliances, splashbacks and plumbing. Including solid surface worktops.
Plumbing & Zip Tap: Alterations to supplies and waste. Installation of under-sink heater and connections to appliances.
Flooring: Strip out of existing finishes and prep. New LVT, carpet tiles, vinyl flooring, and trims installed.
Electrical Works: Strip out, relocation of 49 floor boxes, installation of 27 new ones. Power and data outlets, cleaners’ sockets, and kitchen services installed.
Lighting: Retention and relocation of existing lighting. Installation of new LED downlights, pendant fittings, emergency lights, and feature lighting throughout.
AV & Data: Relocation of 186 data points. New Cat 6 cabling, AV cabling, and server racks installed. HDMI connections to TVs.
Fire Alarm: Modifications and additions to existing fire alarm system, including new detectors, sounders, and call points.
Ventilation & Air Conditioning: Modifications to ductwork, installation of local controls.
Challenges

Navigating limitations of the aging AC system while meeting new ventilation demands.

Coordinating with multiple stakeholders and AV/IT providers during live design changes.
Outcome
The project was delivered on time and within budget. Anaplan now benefits from a flexible, acoustically treated, and visually striking workplace designed to support their collaborative working model and future growth.
