Project Overview
The project involved a complete fit-out of a bare shell warehouse, transforming it into a fully functional modern office and manufacturing space. We managed the project from handover of shell and core to operational finish, including solid partitioning, steel partitions, glass partitions, suspended ceilings, joinery, flooring, kitchens, and washrooms.
All works were carefully coordinated to meet the client’s operational requirements while delivering a high-quality, compliant finish. Plumbing and electrical installations on the project were carried out by client-appointed contractors, with our team working collaboratively alongside them to ensure smooth coordination across all trades.
Scope of Works
Wall Cladding & Skirting: Perimeter walls throughout clad with steel stud framework and plasterboard, skirting and window boards fitted throughout.
Partitions: Solid partitions installed to offices, washrooms, and support areas; glass partitions and single-glazed partitions installed in reception and office spaces to create open, light-filled work environments.
Steel Partitions: Double-skin steel partitions with glazed mid sections installed in warehouse areas.
Doors & Frames: All doors and frames installed on site as per client specification, including vision panels and fire rating where required.
Suspended Ceilings: Lay-in grid suspended ceilings installed throughout reception, corridors, offices, kitchens, and washrooms, with plasterboard bulkheads around stairwells and canteen perimeter.
Kitchens & Canteen: Fitted kitchens installed with a full range of integrated appliances, work surfaces, and joinery, tailored to client layout and operational requirements.
Washrooms: IPS panelled partitions installed to WCs, with vanity units, full sanitaryware, and accessible facilities including grab rails and showers. Plumbing installations were completed by client-appointed contractors.
Decoration: Applied throughout to provide a clean finish, with colour matching where required and finishes in line with client requests.
Flooring: Ground floor tiled throughout reception, WC, and kitchen areas. Carpet tiles installed in offices to provide durability and comfort. Sheet vinyl in utility spaces to accommodate practical requirements.
Raised Access Flooring: Installed in 1F office areas to support flexible layouts and integrated services, allowing easy access for cabling, data, and mechanical services.
Coordination with Client Contractors: Throughout the project, we worked alongside the client’s appointed plumbing and electrical contractors, coordinating programme and site activity to ensure efficient progress and a seamless overall delivery.
The Result
A high-quality, fully coordinated fit-out transforming a bare shell into functional, modern office and manufacturing space. The project demonstrates careful multi-trade management and effective collaboration with client-appointed contractors, delivering open, light-filled, and flexible environments with a clean, professional finish. All works were completed on programme, enabling the client to commence office operations and manufacturing as scheduled.
